
Q2 2026 Market Update
The Monterey Peninsula hit full stride in Q2. In total, 297 homes closed across the Peninsula — up 37% from Q1 and 12% from a year ago — with total sales volume reaching $626M, the highest quarterly total since Q2 2022! The average sales price came in at $2.3M, up 6% year over year, while the median rose 12% from Q1 to $1.5M.
The quarter's biggest headline belonged to Pebble Beach, where a $31M closing marked the first on-MLS sale above $20M since 2022. But the momentum ran well beyond the trophy properties: Carmel-by-the-Sea topped $100M in quarterly volume, while Monterey, Pacific Grove, and Marina each posted their busiest quarter in years. In Seaside, 60% of homes sold at or above asking — a level of competition we haven't seen there since 2023.
Sellers met the moment as well. A wave of 466 new listings hit the market, up 38% from Q1, giving buyers their widest selection in years — and the Peninsula absorbed it. Days on market improved to 55 from 64, though buyers remain more deliberate than a year ago, and the familiar pattern held: well-priced homes moved quickly and often above asking, while aspirationally priced listings took longer to sell.
Looking ahead, the strength of the spring market — deep demand, replenished inventory, and steady pricing — sets the stage for an active second half of 2026. Success on either side of a sale will depend on thoughtful strategy, precise timing, and a clear understanding of each micro-market - and that is precisely the work I love most!
