PEBBLE BEACH

Infamous for it's picturesque 17-Mile Drive that winds its way along some of the most spectacular parts of the Pacific Ocean, along with it's eight high - profile golf courses where the annual AT&T ProAm and Concours d'Elegance are hosted, Pebble Beach is a highly sought after community tucked between Pacific Grove, Carmel-by-the-Sea, and Monterey.

An unincorporated part of Monterey County, this gated community is home to ~4,500 residents and spans over 6,000 acres. Miles of hiking and equestrian trails wind through the forest and along the coastline allowing spectacular vistas between golf, open spaces, and unique homesites.

Although unincorporated, there is an annual, yet nominal road fee that is used to maintain and improve the ~75 miles of roads within the gates. All planning and building  within Pebble Beach requires review and approval by both the County of Monterey and Pebble Beach Company’s Architectural Review Board. Carmel, Monterey, and Pacific Grove public schools service the residents as the area does not have its own public school system.

Real estate ranges from condominiums and ranch style homes, to multi-million dollar mansions. Lot size, privacy, and views all account for the difference in pricing with the highest sale setting records at over $36 million (in 2022). â€‹

ABOUT THE 

NEIGHBORHOODS

COUNTRY CLUB WEST:

In the northwest corner, along the Pacific Ocean, this is a highly desired part of Pebble as it offers easy to access to the restaurants and grocery stores of Pacific Grove, while also being located next to 17-mile drive, the beach, and golf. Monterey Peninsula Country Club (private), was built in the middle of the neighborhood leading to many front-line golf course homes. And, although there are no true ocean front homes here, many homes offer combined golf and ocean views. Lots here are mostly flat making it an ideal area to walk or bike to the beach. The area is zoned to Pacific Grove Public Schools.

COUNTRY CLUB EAST:

Sandwiched between County Club West and Central Pebble, this area offers many of the same benefits as Country Club West while being a bit more quiet. Although there are not as many front-line golf course homes here, the front nine of MPCC's Dunes Course  runs through the area offering 67 front line homes. A few ocean view homes do exist here, but many homes maximize access to greenspace in leu of views. The area is zoned to Pacific Grove Public Schools.

CENTRAL PEBBLE BEACH:

Spanning a majority of the Pebble Beach footprint, there's no surprise that this area also varies the most in real estate size, style, and price. While most of the homes are not oceanfront, the steep terrain allows views from a higher angle, offering vistas of the Pebble Beach Golf links along with some spectacular ocean view points  As one moves east, homes become more moderately sized and priced. Spyglass Hill Golf Course and Poppy Hills Golf course as well as Stevenson's Upper School (private) are all located within the area. Monterey, Pacific Grove,  and Carmel public schools serve this area.

UPPER FOREST:

This is the easternmost neighborhood in Pebble Beach allowing easy access to the broader Monterey Peninsula via HWY 68 & HWY 1. This neighborhood generally has the lowest priced homes, along with the Ocean Pines & Shepherds Knolls condos.The area is zoned to Monterey Public Schools. 

 

THE LODGE:

Considered the most prestigious part of Pebble Beach, The Lodge area has the most oceanfront homes along with access to the world famous Pebble Beach golf-links and the Beach & Tennis Club. This area is primarily zoned to the Carmel School district, with a small area being serviced by the Monterey Peninsula School district. ​
