Just south of Carmel's Crossroads shopping center, spanning down to the northern end of Big Sur, lies the majestic Carmel Highlands; a slice of coastal paradise nestled along the rugged cliffs of the Pacific Ocean.

 

The area strikes a perfect balance between seclusion and convenience as residents savor the quiet serenity of their surroundings while still enjoying easy access to the amenities and services in Carmel.

 The Highlands is home to Point Lobos State Reserve, which is regarded as the “crown jewel” of the State Park system given it's rich supply of plant life along with it's abundance of wildlife - both on and off coast.

NEIGHBORHOODS

Carmel Meadows: 

Just south of the Crossroads shopping center lies this three street neighborhood with accessibility to Ribera State Beach & the Carmel Meadows walking trail. The neighborhood has a suburban feel as homes are closer together and don't offer the privacy of other sub-regions in The Highlands. That said, there is more of a community feel here as neighbors can often be seen walking the Carmel Meadows trail that sits right above Ribera Beach. 

Point Lobos:

Along the rugged coastline of Carmel Highlands, the Point Lobos area showcases the most stunning ocean views and awe-inspiring natural beauty in the region. Most homes in this area are on the iconic Spindrift Road, with breathtaking oceanfront access and larger lots.  Located next to the Point Lobos Nature Reserve, the area is serene and calm enveloped by natural beauty. 

Yankee Point/Otter Cove:

Yankee Point sits just south of the Point Lobos region. The neighborhood boasts smaller lot sizes than the Point Lobos area and a more suburban feel. The neighborhood shares access to a secluded beach at the south end of the street. Otter Cove is the only gated community in The Highlands and is located immediately South of the Malpaso Creek Bridge. The 'neighborhood' consists of 19 homesites, all of which are ocean front.

MALPASO:

Directly East of Highway 1, the Malpaso sub-region constitutes most of The Highlands geography. Homes here enjoy elevated panoramic ocean views as the terrain is graded up and away from the ocean.Lots here are generally smaller than the Point Lobos area and focus on maximizing Pacific views. 

Highlands Inn:

Similar to the Malpaso area, the Highlands Inn subregion offers a combination of ocean and forest views as it is sited East of Highway 1. Homes here are generally the smallest of The Highlands, but come with fantastic pacific views along with convenient access to the restaurants and spa's at the Hyatt, Highlands Inn, and Tickle Pink Inn.
